Lane Cove's flat boom is unusually well dated. The first block went up in 1962, and by 1979 close to 200 blocks lined the main roads around the village, each one standing across three or four of the old house lots. NSW Licence 368473C. Check it on the Fair Trading register yourself, it takes about a minute. Unlicensed plumbing is illegal in NSW and voids a home insurance claim, so ask anybody for their number before they start. Ours is on every quote we issue.
Soft water. In hard-water regions a tank fills with scale and that ends it, but Sydney's supply is not like that. Here the sacrificial anode gets used up and the tank starts corroding, or an element fails. Both are frequently repairs rather than replacements.
Because it frequently is. A walk-up here stands across three or four amalgamated house lots, and those lots already had drainage, stormwater and service runs threading across them. When the block went up, some of that was reused because a workable connection was cheaper than a new one, some was abandoned where it lay, and some was simply built over. So the age of the building tells you very little about the age of what it discharges into, and almost none of it was drawn at the time.
Lane Cove is not a heritage-terrace suburb. Its defining stock is the flat boom: the first block in 1962, and by 1979 nearly 200 of them along the main roads around the village. What matters practically is that each one replaced three or four detached houses, so the ground under it has a history the building does not.
Because on a building that sits on amalgamated lots, the plan usually describes what was installed for the block and not what was already in the ground. Redundant house-era runs, junctions in places that made sense for a 1955 cottage, stormwater going somewhere nobody expects. A camera shows what is actually there rather than what somebody intended in 1968, and it is the difference between a targeted repair and an exploratory one.
